So first, take a chill pill and try to find out what is causing the various forms of changing you are observing. The best thing to do when you notice your property isn’t hot on the market is to get to the root of the problem.

Everyone knows that generating interest of buyers for a property is sometimes a hard knot to crack. It is also every property seller’s dream for their properties to be hot on the market and sell out real quick. However, this is sometimes is not the case, no matter how cheap or expensive your properties are, there are still chances that they won’t sell out fast.

There are various factors that can affect the state of property markets and the effect on the rate of property demand and appreciation. You might have been listing your property on various real estate property platforms and gotten no leads. This only means it is time to take some steps and make changes, like they say ‘you cannot keep doing the same thing and expect a different result’.

No matter how you want to see it, buyers are sharp-witted and therefore there is need to study the type of buyers you intend to attract and how they respond to the real estate market. This article is aimed at putting you out your misery, exposing some reasons why your property isn’t selling fast.

Here are some reasons why your property isn’t selling fast

Your prices are not realistic
It is a bad selling time in the market
The pictures of your property are not professional
Your real estate agent is misinforming you
Poor publicity

Your price are not realistic
Without a doubt, this is a common reason why property seller are unable to sell their properties fast. Regardless of the location, facilities and utilities your property has, it will remain unsold if the price range is unreasonable. As a property seller, you should know that buyers mostly work with a specific budget, although in some cases they can stretch it but in most cases they prefer to stick to it.
If a potential buyer feels that he isn’t getting value for his money, they won’t commit financially. When setting a price for your property, it is advisable not give a stipulated or fix price. Give a price range and make sure it is open to negotiations.

It is a bad selling time in the market
Sometimes, it just might not be your fault. Especially if you have done your checks and from all indications, you have done your bit. The real estate market like other markets like the forex stock market isn’t stable. There are bad and good days. There are times when the market is unavoidably slow. In this case, all you have to do is wait it out.
You may also notice that the price of properties within a particular location suddenly went up or gone down. The rate of property appreciation in most cases is as a result of location, demand, amenities and proximity. If your property is situated in an area suffering from heavy flooding, bad roads and others, you don’t expect that property to be a hot pursuit.

The pictures of your property are not professional
If your property is listed on real estate platforms such as PropertyPro.ng, it is important to ensure you make use of flattering and professional pictures. This enhances the attention your property is bound to receive whether it is on a property site or on social media platforms. Before taking any picture, make sure that the rooms are properly lighted up. If it is a house or office space, ensure to decongest the space before taking a picture. It is also important to locate your property’s selling point, this means, find out what part of the property is most attractive and flaunt it. More than  80% of property buyers believe photos are of huge importance in determining whether or not a property is good enough

Your real estate agent is misinforming you
Truth be told, there are lots of real estate scammers out there as well as lazy real estate agents. Most potential buyers complain of their nonchalant attitude whenever they are contacted. It is important to stay in touch with your real estate agent from time to time, this helps you determine the progress per time. To make certain your real estate agent isn’t misinforming you, you can talk to neighbours to see what the price range is and talk to friends in the real estate market to get professional advice. Some real estate agents go as far as inflating price from what was initially agreed on. This will by every means affect the progress of your property. Property Platforms like PropertyPro.ng has a good number of trusted real estate agents as well helping you can contact to guide you through the sales process.

Poor publicity
If your property isn’t properly promoted, there is no wathe y you will expect potential buyer to as much as make enquiries. When your property is up for sale, do all you can to make sure you explore all the marketing options and tools available to you. From property sites, social media platforms such as Facebook, Instagram, LinkedIn, Twitter. Go for high quality pictures that cover the best parts of the property, describe in details what the property contains. Staging your property rightly gives you all the leverage you need.

When selling a house, make sure that the documents are in order, otherwise it will look silly if there is buyer ready to buy, and for some reason you cannot sell. As was already written before, you need to make good advertising pictures of the house, add a description and focus on the pros, and at a "face-to-face" meeting, talk about the negatives and try to convert them in to positive. For example, many people do not like to live on high floors, but you can show them a wonderful view from the window and tell them that it will be possible to monitor their child's safety from the living room window  Smiley And you will be more likely to sell this way. Use more ads and different apps like best app to sell. I wish you the best of luck with your home sale!

Selling your property can be a bit of a head-scratcher, especially in places like Lagos and Abuja. It can get frustrating, right? I came across some insights over at www.own-homes.com that might help you figure things out. Let's break it down:- Realistic Prices: It's crucial to set a price that matches what buyers are looking for. If it's way out of their budget, it's a tough sell. Keep room for negotiations.- Market Timing: The real estate market has its ups and downs, just like a stock market. Sometimes, it's not your fault if things are slow. You've got to go with the flow.- Picture-Perfect: Good quality photos matter more than you might think. Brighten up
