My humble opinion is for you to educate the cheater on the dangers and immoral life she is leading without necessarily causing stress by informing your friend. Things have been made easier for you by the fact that you saw them and she knows you are already aware. If she heeds to your advice, you must have done much by mending an-about-to-break marriage and winning a lost soul for christ! (or whatever faith they have)
  But if she fails to listen and continues with the dubious relation, then your friend's life is in danger and you make him discover it for himself!

this is a serious issue that needs to handle with care.the main factor to be consider,if your friend finally find out that you knew about it,it's mostly likely your friend will feel hurt & betrayed by you.i personally think keeping the information to yourself is denying your friend the right to choose to stay or go...although Bible said that, "whatever God join together let no man put asunder".i strongly believe the word isn't apply in situation like this.
